Larry Refsland: Are interest rates ever going lower? Lots of people want to know. This is Larry Refsland with your quick real estate tip of the day.
Timing is crucial when it comes to buying, selling, or refinancing a home. Interest rates, in my over 40 years of experience selling and financing real estate, have fluctuated from over 16% in the early '80s to less than 3% just a couple of years ago.
Waiting for rates to go lower can end up costing more in the long run. When rates drop, more buyers compete for the homes on the market, which increases the seller's possibility of getting multiple offers, which drives prices up. Currently, home sellers are achieving reasonable offers as the number of homes for sale is relatively low. At the same time, only a few see multiple offers.
Locking in a good price today may be the best bet for homebuyers. If rates go lower after you buy, refinancing is always an option. Locking in a price is just as important as locking in a rate because rates could also go back up.
One more thing: interest rates vary from lender to lender and the type of loan product that you may qualify for. Getting pre-approved for a loan before you start looking is always the best advice.
